K1

K1 is the most recognizable and tallest office building in Kraków, located at 1 Aleja Pokoju in the Grzegórzki district, right next to Rondo Grzegórzeckie. The skyscraper, commonly known as “Błękitek,” has 20 above-ground floors and an architectural height of 105 m (roof height: 88 m). It offers about 11,000–13,000 sqm of modern office space for lease, with flexible layouts – a typical office floor is about 444 sqm (floors 4–17), and the largest floorplates are available on the lower levels (up to 2,100 sqm on floors 1–2). The ground floor is dedicated to retail and service units (about 1,617 sqm), including a restaurant and café. The building has undergone complete modernization of interiors, lobby, and façade. It features a high technical standard: air conditioning, raised floors, suspended ceilings, fiber-optic cabling, BMS, access control, monitoring, 24/7 security, reception, smoke detectors, carpeting, tilt windows, and BREEAM certification (Very Good). Tenants have access to 63 parking spaces (44 underground), electric vehicle charging stations, bicycle infrastructure, and dedicated car-sharing spaces. The net floor-to-ceiling height is 2.7 m.
