Xella Group is the world’s largest manufacturer of cellular concrete and silicate building materials, and owns the Ytong, Silka and Multipor brands. The Polish subsidiary’s headquarters has occupied more than 1,400 square meters in the GreenWings building since September 2015.

With the extension of our lease, we are preparing for a major upgrade of the entire office space. A peculiarity of Xella is that despite the possibility of hybrid work, our team wants to work stationary and meet as often as possible in the office. The planned renovation is expected to increase the share of space for meetings or conferences.” –

Savills, an international consulting firm, represented the tenant in the lease extension transaction.

GreenWings is a modern office building, designed by the renowned JEMS Architekci studio, offering nearly 11,000 sqm of leasable space. The building also provides 270 parking spaces and bicycle parking spaces with infrastructure for cyclists. An important element of GreenWings is greenery, both outside and inside in the building, where an optimal, comfort-enhancing amount of plants is provided by green, biodiverse walls in the office building’s common areas. The property also has a BREEAM certificate of “very good,” which confirms, among other things, the use of eco-friendly materials in the building and the implementation of innovative solutions to minimize operating costs.

The building is located on Komitet Obrony Robotników street in Warsaw’s Włochy district, in close proximity to Chopin Airport. The advantage of the location is the possibility of efficient access to other parts of the city, including the center, thanks to, among other things, wide access to public transportation.
