Dubois 41 is a modern Class A office building located on the Oder River in the downtown district, just a 10-minute walk from Wroclaw’s Market Square. The Zita building, part of the Promenady Business Park complex at Slonimskiego and Czeslaw Milosz Streets, is a seven-story office building with an area of over 21,000 sqm, with flexible modules, modern architecture and a green patio. According to the latest Savills report, at the end of Q1 2025, Wrocław’s office stock exceeded 1.36 million sqm, with a vacancy rate of 20.4%. Nearly 20,000 sqm of new offices remain under construction, with rents in prime locations reaching €16.50/sqm/month. Wrocław is strengthening its position as one of the most important office markets in Poland, offering attractive conditions for both tenants and investors.
