Report summary

As of H1 2024, the Tri-City remains one of Poland’s key office markets, with Gdansk playing a dominant role (76% of stock). Only one project was completed – LPP Fashion Lab – Silk (5,000 sqm). Low development activity (23,000 sqm under construction) is due to high vacancy rates and stalled projects, among other factors.


Gdansk (46,700 sqm) and Gdynia (8,600 sqm) generated the highest demand. Tenants most often renegotiated contracts (43%), although new leases also dominated (54%). The most active sectors were IT (35%), industrial (18%) and business services (13%).
