The agreement was concluded under a management agreements formula, which means that the management of the serviced offices will be carried out jointly by Catalyst Capital and The Shire. The operator of the flexible workspaces will focus on ensuring all operational activities, including in particular the comfortable day-to-day functioning of the office, taking care of, among other things, technical service, security, cleaning, reception service, leasing and marketing of the space. This is a unique offer in Upper Mokotow, where similar solutions have not operated before, meeting the needs of both local entrepreneurs and multinational corporations looking for flexible lease terms.

Savills Landlord Representation Department, led by Daniel Czarnecki, represented the building owner in the negotiation process. Catalyst Capital, represented by Tomasz Doktór, showed openness to non-standard solutions, which allowed to develop an optimal model of action.

The transaction was led on the tenant side by Savills’ Tenant Representation department, represented by Thomas Jodar, with significant support provided by Krzysztof Kucinski and Adam Niewiadomski, representing the Building and Project Consultancy team, responsible for the technical management of the Open Book project. This model of cooperation not only guarantees full cost transparency – thanks to clearly defined margins and open bids from trusted suppliers – but also enables efficient management of every stage of the project.
