The lease extended by Savills covers an area of 1080 sqm and allows for the possibility of expansion, in response to the rapid growth of the company, which now has more than 200 employees throughout Poland. Savills’ in-house tenant representation department was responsible for the leasing process, conducting the location analysis and renegotiating the lease in cooperation with law firm Kochanski & Partners.
“The decision to extend the lease and continue Savills’ operations in the Q22 building is an important step for both parties, which underlines the importance of our cooperation and mutual trust. It also confirms the attractiveness of the building, which incorporates solutions that are part of the sustainable development strategy, but also conducive to building a friendly and attractive workplace.” –
Anna Szelc, director at the Invesco Real Estate fund.
The Savills office will remain on the 30th floor of the building, providing impressive views of the Warsaw skyline. In connection with the contract extension, the company plans to rearrange part of the space, which will again be the responsibility of Savills’ in-house construction and design consulting department, which supports the firm’s clients on a daily basis. The finishing work will be carried out according to the zero waste principle and assumes the reuse of a large part of the materials used in the current interior design.
“Our office is well liked by our employees. According to a survey conducted some time ago, they particularly appreciate the excellent location in the center of Warsaw, as well as the beautiful view from the 30th floor. We have recently adapted our space to the new hybrid work model and increased the amount of natural greenery. As part of the changes we plan to make in connection with the lease extension, we want to remodel the part of the office dedicated to clients to create an even more comfortable environment for meetings. The entire rearrangement will be done with the highest ESG standards.” –
Says Emilia Arciszewska, board member, head of HR and talent management, Savills.
The signed lease, like almost all agreements to which Q22 is a party, is a so-called “green contract,” as special provisions have been introduced in which the tenant and the building owner declare to cooperate in unison to minimize the negative impact on the environment.
Q22 is one of the greenest office buildings, fully powered by green energy with certificates of origin. The building was the first in Poland to receive a BREEAM In-Use certificate in the latest International Commercial V6 rating standard at the Outstanding level. It also boasts WiredScore Platinium and SmartScore Occupied Gold certifications, which confirm the use of state-of-the-art technologies and user-friendly solutions.
Savills is one of the leading international real estate advisory firms. It was founded in 1855 in the United Kingdom and offers a wide range of professional advisory, management and transactional services.
The Q22 building is located at 22 Jana Pawła II Avenue in Warsaw and offers nearly 54,000 sqm of modern office space. The developer of the 2016 building was Echo Investment. The property is owned by the Invesco Real Estate fund.
