Report summary
In the first half of 2025, 85,200 sq m of new office space was delivered to the Warsaw market—the highest volume since 2022. Key projects included The Bridge (52,000 sq m) and Office House (27,800 sq m), both located in the vicinity of Rondo Daszyńskiego.
Demand reached 301,400 sq m – the largest share was from: City Centre (102,800 sq m), Służewiec (72,800 sq m), and CBD (63,400 sq m). Tenants primarily signed new leases (47%), renegotiated existing ones (43%), and expanded (8%). Pre-leases accounted for only 2%.
